Welcome to Hilltop

Hilltop is a private gated estate on the north-western edge of Brighton, made up of 11 freehold homes. The estate is owned and managed by Hilltop Estate Management Ltd.

The site was originally a single large house with extensive grounds, known as Shaughnessy. In the early 1970s it was redeveloped to create the 11 homes that form Hilltop today.

Hilltop combines convenience with an attractive setting. It is close to the A27, providing easy access to the wider road network and Brighton, and it adjoins the South Downs National Park, which can be reached directly through a side gate. Residents therefore enjoy both the amenities of a large city and immediate access to open countryside.

The management company consists of 11 equal shareholders, one for each property. Its directors are resident shareholders who serve voluntarily and are responsible for the running of the company and the care of the estate. This includes the roads, gates, pavements, gardens, grassed areas, and shared infrastructure and services, which are supported by an annual estate charge.

Because Hilltop is managed by its residents, decisions are taken with direct knowledge of the estate and its needs, without the added cost of an external managing agent.

Hilltop is valued for its peaceful character, its well-kept surroundings, and its neighbourly atmosphere, and many residents cherish it as an oasis of peace and security, distinct from the energetic urban atmosphere of Brighton.
